Victorian Residential Tenancy Act 1997

Recent changes to the Victorian Residential Tenancy Act 1997 require all Victorian landlords and property managers to schedule regular gas safety compliance checks for any properties they own.

A gas safety check of all installations and fittings in the rented premises must be conducted every two years by a licensed or registered gasfitter. The most recent check date should be communicated in writing to the renter upon request. If the rented premises have not undergone a gas safety check within the last two years at the time the renter occupies the premises, a gas safety check must be arranged as soon as possible.

Gas Safety Report

This document is a record of the gas safety inspection and contains the following information:

  • The date on which the safety inspection was conducted.
  • The complete name and business details, including the licence or registration number, of the gasfitter who performed the inspection.
  • The results of the inspection, including any necessary servicing and repairs, as well as the steps taken to address any issues.
  • A copy of the gas servicing work record that was submitted to the VBA and provided to the rental provider under the Gas Safety (Gas Installation) Regulations 2018 for each type of gas appliance serviced as part of the standard gas installation.

Our gas safety checks are compliant with the latest amendments to the Safety (Gas Installation) Regulations 2018 (the Amendment Regulations) that came into effect on 1 June 2022.

According to this regulation, any servicing work carried out on a Type A gas appliance that's part of a standard gas installation must be carried out in accordance with the manufacturer's instructions or any other instructions deemed appropriate by a competent person. In addition, any replacement parts used during the servicing work must be of a suitable quality and compatible with the appliance.
