Residential Tenancies Act in Victoria
In March 2021, changes were made to the Residential Tenancies Act in Victoria, Australia. These changes require all residential rental properties to undergo regular electrical safety compliance checks.
The owner is responsible for ensuring that all electrical appliances, installations, and fittings undergo an electrical safety check by a licensed or registered electrician every two years. If requested, the owner must provide the renter with the most recent safety check date.
If an inspection has not been conducted within the last two years, the owner must arrange for one to be carried out as soon as reasonably possible after a renter moves into the premises. Only licensed and qualified electrical professionals can conduct these compliance checks to ensure the electrical systems meet the required safety standards.

Electrical Safety Report
Every client receives an electrical safety check report containing the following information:
- Date of the inspection.
- Full name and business details, including the licence or registration number of the electrician.
- Results of the inspection, including any necessary repairs and actions taken to address any issues found.
- Confirmation that all electrical installations and fittings have been thoroughly inspected and deemed safe.
